Property and Asset Management Best Practices Award
The Washington Mutual Award for "Property and Asset Management Best Practices" is awarded annually to a CDN member organization for outstanding and innovative achievements in the field. This award honors the CDC that, during the last two years, has shown particular merit in the field of property and asset management, for example, working through a troubled acquisition-rehab project, developing new tracking systems or other innovations. Nominees must demonstrate success in the following categories.
1) Economic Sustainability: The CDC has consistently shown the financial savvy necessary to coordinate cash flow resources with ongoing operating expenses, while maintaining prudent replacement reserves.
2) Maintenance: The CDC has demonstrated high standards of ongoing property maintenance.
3) Resident Satisfaction: The CDC is able to demonstrate a high level of resident satisfaction by providing support to residents, actively encouraging involvement in the community, significantly low turnover rates, or any other measurable means.

Gilman Award for Exemplary Achievement
The Gilman Award for Exemplary Achievement, formerly the Gilman Community Impact Award, is not given every year, but is reserved for exemplary achievement. It is presented to a community development organization to honor a special event or program occurring within the past two years, that highlights extraordinary innovation and positive community impact. This award is named in memory of Dennis Gilman, founder of REACH CDC and longtime community development innovator.

People's Program Award
A new award for 2004, the People’s Program Award is presented in honor of an outstanding program that effectively addresses the needs of low income families or individuals through stabilizing housing, providing employment or skills training, increasing income or assets, supporting innovative solutions to family or neighborhood problems, offering homeownership opportunities, developing programs for children and youth, reaching un- or under-served populations, o implementing creative solutions to other community needs.

Star Player Award recipients are chosen by each CDN member organization to recognize the outstanding contribution one individual within the organization has made over the course of the previous year. Each organization's representative will be recognized individually at the Awards Banquet. The recipient could be a staff member, volunteer, or board member of your organization who has:
1) Demonstrated leadership, commitment, and/or inspiration in the community development field
2) Produced tangible, positive community-oriented outcomes as a result of their community involvement
3) Proven to be an invaluable member of your team
